     First impressions are lasting impressions. That’s one reason that staging is so important. Now that you’ve decided to sell your home, you need to view it as a product. You want to maximize the equity you secure from it. Staging highlights your home’s best features and creates a neutral, spacious atmosphere that will appeal to the greatest number of potential buyers. All of my recommendations are geared towards helping you sell your home faster, and for more money with the least stress possible. Everything I suggest is related directly to my professional knowledge of how real estate works and how potential buyers view a home

     I focus on making cosmetic changes and improvements to attract buyers. This is not to say your home is not already well decorated or well maintained. How you live in a house is simply far different from how you present it for sale. I carefully evaluate every room right down to the smallest details. I also looked at the outside of the home, including the front drive, front steps, entryway, the general condition of the house, and the yard (front and/or back). Improving these areas will give potential buyers less ammunition for knocking down the price. You want them to see the house as perfect, and give them no excuses to think otherwise. The less work they think they’ll need to invest into their new home, the better!

     Homebuyers are willing to pay more for a home they’re confident they can move into right away without worrying about repairs or maintenance issues. You greatly increase the chances of selling your home quickly and for a better price if you take care of all these details now. The tasks I advise you to complete have one goal in mind: to make your home as appealing as possible so it sells quickly and for an excellent price. You don’t need to make large investments or break the bank, either. The reasonable investments you make now to repair and improve your home will be amply returned to you when you sell the home faster and for more money.

     The consultation is the first step of the staging process. The second step is to complete the work needed to get the home prepared for step three, resale redesign. I identify the rooms that need a resale redesign and explain why the current setup is not ideal for selling. When the property is ready, I transform these spaces to create a home buyers will love.      A vacant home often stays on the market longer than an occupied home because buyers have a difficult time imagining themselves living in empty spaces. Most buyers need more than four walls, doors, and windows to form an attachment or an emotional connection with a home. To help buyers notice and appreciate the great features and possibilities a vacant property has to offer, the empty rooms will need to be presented in a better light. A few key items of furniture and some appealing accessories can set the tone and atmosphere. You will probably need to rent these items, but the small investment will be more than worth it when the home sells quickly and for more money.

     I understand that you probably do not feel attached to this property any longer, and that you might feel hesitant to make any further investments. Remember, though, that you are likely to sell the house much more quickly and for a better price if we highlight the wonderful personality the property possesses so that buyers form an instant attachment. I am trained to generate this attachment by creating warm and comfortable spaces that will help viewers imagine how rewarding living in your house will be.      I will give you my professional suggestions for staging your property. I will carefully evaluate each room inside the home. I will bring in rental furniture and accessories as needed, and will have them removed after the home sells. You will not have to give the property another thought! I will come in and set up furniture and accessories to make the home feel warm and welcoming. This step is vital, because without a welcoming, homey feeling, buyers will not form a connection to the home and will find it hard to picture themselves living in it. The third and final step will be for me to come back and remove the rental furniture and accessories when the home sells.
